CURRENT LAND USE: R-CG: Residential – Grade-Oriented Infill. 

R-CG is a residential designation that is primarily intended for rowhouses but also allows for single detached, side-by-side and duplex homes that may include a secondary suite.

PROPOSED LAND USE: DC: Direct Control (based on R-CG: Residential – Grade-Oriented Infill). 

A Direct Control (DC) is a customized land use designation. It has a list of allowable uses and a set of rules specific to a particular property or development. The use of a DC designation is often used to facilitate unique and innovative development outcomes. Typically, DC designations include a cross-reference to the rules of one of the standard Land Use designations (e.g. R-C2, R-CG, M-CG etc.).

PROPOSED PROJECT: Eight (8) rowhouse units in two primary residential buildings. Attached garage structure with eight (8) individual garage bays. No provision for secondary suites.

PROJECT VISION: We want to give more Calgarians the opportunity to live mere steps from Confederation Park, the Capitol Hill Community Centre, and great neighbourhood destinations like Jimmy’s A & A . The proposed project seeks to add eight new and unique rowhouse units in the established inner city neighbourhood of Capitol Hill.

CITY POLICY ALIGNMENT: The proposed development is supported by the city-wide policy goals of Calgary's Municipal Development Plan.  The Plan encourages the addition of new housing options in established communities, better and more efficient use of existing infrastructure, and more compact built forms in locations with direct and easy access to transit, shopping, schools and other community services.
